No Demo Reno Season 3 Episode 1 - September 14, 2023
Jen is back.
Wow, that girl is PERKY.
Interesting to note that grey and white is fading as a trend and dark greens and dark reds are coming back. Not in my house.
HATED that striped wallpaper it was SO OLD Fashioned and Dull and Boring.
Loved the makeover. It looked amazing.
Luv'ed the build in dark green cabinet in the dining room.
The kids/guest bath was a wow. Just replacing that wonky vanity and single sink makes a huge difference. That double vanity, with the mirrors and new lighting and just painting the walls and ceiling the same color made that bathroom a new room. I may not have noticed the floor (did they replace it?) or the new deeper bathtub and tile surround. That bathroom was a huge upgrade functionality wise.
I can't believe how good that kitchen looked like. Relocating the frig, raising the beam, new color palette. The before and after look like different homes.
Notice how everyone is now doing tile soldier style and a lot of designers are using the wood slat boards?

Bargain Block - now that's more like it, they kept the classic feel of the house without over-modernizing it. I didn't think I'd like the black doors on the cabinets with stained wood boxes, but they looked nice. Tiling was great, loved the porch railings and colors used throughout. I could have done without the pine cone monstrosity and the heavy curtains once again - can't they use a lighter fabric? - but that's easily remedied. I saw that they had a bidding war and it sold for $175K, but I didn't catch how much profit they made. The house was listed at $160K.
Shocked about the bidding war but the boys finally got a break for all of their hard work.
Shay said something about property selling for $100 a sq ft in the area and the house was 1300 sq ft which for them is a large house compared to the 700 to 800 sq ft they normally do.
They bought the house for $10K.
The Budget:
House: $10,000 Renovation: $100,000 Total: $110,000 Sell: $140,000 Profit: $30,000
This was at the very beginning of the episode.
Later since the house looked so good they put in on the market at $160,000.
Bidding war:
Sell Price: $175,000 Profit: $65,000

Unsellables - September 17, 2023
Amazing transformation.
Just removing all the homeowners clutter and painting all the walls the same white color transforms this home. Add uniform flooring and getting rid of some ugly 80's or 90's weird architecture and it is a totally different house inside.
Do not like the twins arguing. It may supposed to be friendly banter but it comes across as one sister trying to bully the other. It is annoying and distracts from the show. The chemistry between the sisters is such that they cannot do friendly banter. The mean one, the lazy one, the non designer one, comes across like a bitchy mean girl and I really do not need the distraction.
Why does this team never update the landscaping? Even getting a lawn service in and cleaning the beds and trimming the plants, and doing a bit of weed service for the yard will make the curb appeal better.

Bargain Block - Season 3 Episode 4 - The Physics House - September 20, 2023 Price: $6000 Reno: $70,000 List: Evan suggested between $110,000 to $114,000 Sold: did not say Cute 900 sq ft brick home, 2 bedrooms, 1 bath. Something happen to the boys, as this week and last week I really like the styling of the homes. Keith used to do too much, put in too big furniture. Glad to see that turn around. I think they are purchasing some new pieces and Keith is making some scaled down tables that fit the space. Best kitchen I have seen in sometime. That kitchen looked huge space wise. Liked the black and white theme as well as the physics theme they didn't go too over board even in the black hole bathroom. Liked the tile for the kitchen backsplash as well as the bathtub surround. Square but with a matte finish and a shiny pattern. Worked well in both black and white. The boys style game has gotten better.
Liked the aluminum countertops and black kitchen cabinets. Like that the boys are using recessed lights where they can. The eat in kitchen table was the right smaller size. Like the kitchen chandelier. Also like the living room physics wall art.
The house got a new roof, copper gutters and downspouts, and was painted a dark charcoal grey near black. Looked great.
Nice to see that next door there looked to be a neighborhood bike trail and the city put in barriers in place so no cars can drive through and tear up the place, it almost looks like a mini park. At the end of the clip it is spring and you can see that a playground was put in next door.

Good Bones: Season 8, Episode 6 - City Slickers Go Country - September 19, 2023 I thought having rental property was supposed to be an income producing stream not a headache? Interesting that when they tried to sell the property years ago they couldn't or couldn't get a decent price for it. Amazing what a paint job or in this case a simple lime-wash on the limestone makes. The outside of the home looked amazing. They removed the planter and adding a little bit of landscaping and viola. Oh, they fixed up the front porch. My house had the same problem a front porch with a roof and columns with no support beams inside. Scary how much damage that would have caused. My front porch is 5 x 8. By the way there is a scene in the beginning of the episode were MJ suggests they vault the front porch ceiling and Mina says no it is too expensive. Well if you look closely later on and during the reveal they vaulted the front porch ceiling. In a ranch style home taking down the wall between the living room and dining room absolutely changes the home. Uniform laminate floors a coat of neutral paint and living room, dining room and sun porch are done. By the way that sun porch makes that home. Again shocker what a new floor, fresh paint, and some decorative curtains with new furniture can transform a living space. The biggest transformation was the kitchen. Taking the wall down enabled them to get an island into that space. Also taking down the U-shaped kitchen and instead making it a L-shaped kitchen along the back wall extended the base cabinets and countertop another 4 ft or so closer to the sun-room entrance. It looks like a brand new home.
The room that they staged as a dining room was perfect for an office or craft room or homework room for kids. Add French Doors and it would be perfect for that.
Liked the new deck on the back of the home. Again I will always want a garage to keep the snow, rain, and heat of my car so it was good that the property came with a medium size barn that can had two garage doors.
Stats: bought 17 yrs ago, renters in for the last 10 yrs, an older couple but they couldn't maintain the property. OK, Britiney, it is your property and not the renters responsibility to maintain it for you. That was really lame for her to have said that.
Mortgage: $89,000 Reno: $50,000 - Britney and hubbie Rodney will be doing some of the work to reduce costs. Without this couple doing much of the labor themselves I think this would be closer to a $100,000 renovation.
Total: $139,000 List: $295,000 - sold in one week at list price - originally Britney thought they would list at $250,000, they tried to sell when they moved out 10 yrs ago but couldn't and rented it out instead.

The drape material looked different, but also too voluminous. Again if the curtain rods were extended a foot either way the curtains would drape better and give the illusion of a wider window.

I don't think it is a good idea to reveal all your family issues on your podcast that you know gets picked up on various social media news threads. Smart that the rest of the rest of the family is not sharing. Will Charlotte even care she what all of 2 or 3 years old. Seems like wanting cake and eating it too. I don't think the problem was all one sided. All this comes across as news but if you really think about it the season has a huge lead in time due to buying 10 to 12 properties and organizing all the designs, work permits and such so most of this stuff happened toward the end of last year (2022 and a bit in early 2023) but you notice how Mina is parceling it out as if it just happened. Calculating much? Playing the victim and doing the lip quiver because your very young daughter is suffering because grandma is not in the picture?

As for Charlotte Hall. I just attended a session of my city council and they were discussing whether or not to allow short time rentals like AirBNB and Vrbo. They already exist but the city is concerned about registering them for tax purposes and citizens are worried about child predators living there and of course parties, too many cars and such.
Charlotte Hall was going to be an issue having an event place like that for weddings and if it was to be booked through out the summer. Your neighbors will be up in arms with the noise. I can see it being an bed and breakfast. I have a next door neighbor who likes to party. It is not very pleasant to have the entire house shake due to his sound system and doing it on a regular basis until 1 am or later.

What is kind of icky about all of this is that is much happened during filming which is normally a good 6 to 9 months ago and yet Mina saved it all and is releasing bit by bit each week season 8 is running on her podcast. Kinda calculated isn't it how no one said a word until now?

Issue is that when Mina graduated college in 2007 she was working as a waitress and then later in real estate without Mommy Dearest and her money Mina would never have been able to purchase the first property and renovate it. They worked together for about 6 to 8 years renovating one or two properties a year with Mina doing a blog about it. Lets face it they were not that profitable but they were building a business and a reputation and doing OK. Being discovered by HGTV was a huge boost to their financial bottom line and Mina would not have been able to do it without her mother or her other family members who helped build the business and yes she gave them jobs, a win win all around. I am sure Mina is not that easy to be around either. You can see that Tad and Austin have a special mother/son relationship with Karen and would back her over Mina. The show has already laid out the ground work for Tad leaving as he is starting his own construction business and pulling Austin into it. Hopefully in the future this can resolve itself.
It is kinda funny Ha Ha Karma moment that Mina said she didn't want anything to do with mom and mom owns half the business and mom is taking Mina at her word and wants Mina to buy her out and Mina is potentially loosing HQ. But it does also look as if HQ might be subleased to multiple businesses similar to what Alysse the owner of Ova Lofts did in last week's episode.

If Charlotte Hall was in my neighborhood I would be calling the police every time there was an event there for the noise alone.
It is a residential area and that is a business. I don't know what the local city noise ordinances are but putting in an event place with limited parking and the so close to the neighbors is a problem. There is a reason many event places have space around them so they don't bother the neighbors with the noise.

I believe that houses have personality and this week’s house was sad; it had been neglected for so long, and only wanted someone to give it some TLC and love it again. The finished results were lovely and I hope it got nice people to live in it.
Interesting black wall tiles that reminded me of inverse Space Age wall textures (they were generally either white or chrome) in the living room so I approved. Loved that they decided to switch it up and use brushed aluminum countertops instead of the butcher block they’re so fond of. I was sad that they couldn’t sandblast the exterior brick, but the color they chose was charming and went well with the cedar shingles and the roof. I’d have to give those heavy gray curtains a no, and like last week was happy to see blinds on some of the windows because I felt like it was a better interpretation of the physics theme. Kitchen was roomy and also warm despite the usage of cool grays, taupes, and the aluminum. Bathroom was dark but I loved the bathroom tiles and the wooden details on the sink. 2 cute bedrooms completed the look.
Like last week’s rehab, this is much better than some of their work shown this season. They do a wonderful job of making beautiful starter homes for people just beginning their lives/starting over/have a young family.

I thought Tough Love with Hilary Farr was a bit weird this week. The homeowners had a budget of $125,000 and Hilary couldn't do the entire 1200 sq ft home with that money. That seemed strange as all they were doing structurally was removing a freestanding wall that divided the kitchen from the living room and they moved a wall in the master bedroom making it larger. They didn't have to vault any ceiling, they did remove a chimney and fireplace, but they were not able to touch either of the bathrooms. I mean the bedrooms were basically floors, and paint, closet organizers, and new lighting and furniture. The kitchen was fabulous, but if each bedroom was $10,000 x 3 = $30,000, does this mean the kitchen & living room was $95,000. The numbers seem very high.

Bargain Block Season 3 Episode 5 - The Future House - September 27, 2023
Bought: $6,800 Reno: $85,000 Total: $91,800 List: $119,000
Like the house body painted blue from white. Like the cedar shake trim covered front porch railings. Won't they turn gray in the future? Like that the foundation blocks are painted black all around the house as well as the front porch railings. Like the copper looking gutters and downspouts. Like that they took the stairs out and where able to reconfigure space and make the only bathroom bigger, and add a linen closet, and hall for the bedrooms. Luv the kitchen, the cabinets look great (Grey stain or paint?), like the backsplash, and the counters. One of the smartest looking kitchen this team has done in a long time. Like the bathroom tile on the floor and bathtub surround. The color repeated the color of the kitchen backsplash. Like the white cork floor and the crisp clean white walls and ceiling. Like the white curtains in the living room. In some shots you can see they curtain rod was hung higher and that the curtains hung down nicely, a very rare, practically nonexistent output for this team. Back to dark blue blackout curtains for the bedrooms and issues with their volume. Too long and too much puddling on the floor, they need to be hemmed to the floor and not puddle. Like that this team is changing how they style a home and not all pieces are recycled. Obvious they are using a lot of mid century modern type side tables and are cutting down on the number of "art" pieces on the wall. It really helps with the over all look and feel of the home.
I do wonder if they completely closed off the attic space or had to include an attic access? That was not shown as it could be a good storage space.

I'm glad it sold for asking price. I'm assuming they put some pull down stairs to access that attic, that's a lot of good storage space.

I know Hilary uses high end finishes, but maybe if she didn't the dollar would go further. I'm not suggesting she cheap out and use builder grade stuff, but perhaps somewhere in between? Another gripe is that yes, most homeowners have too much stuff, but when Hilary finishes with closet organizing, she leaves very little clothing behind in the reveal. Many of us should definitely purge as much as we can, but I find it ridiculous looking at a half-full closet. Hilary putting extra clothing and makeup in the shed was ridiculous. Yes, it looks as if they got a new bed for the daughter and new sofas for the living room and office but really the cost does not make sense.
I have been quoted and this was several years back that if I wanted a new kitchen, new flooring and the walls painted on just my first floor that would cost me $40,000. I was shocked. I do realize most of that cost would be invested in the kitchen. Now I look at that price and think it somewhat reasonable. It does look as if the entire house was painted and new door installed. I just do not understand why the bathrooms were not refreshed with paint new vanities and new toilets.
For $125,000 I would expect my entire house to be repainted, new flooring and baseboards, new lighting (LED in each bedroom) maybe a ceiling fan or two, the bathrooms updated with new flooring, new vanities, new tile, and new kitchen. If I could sneak in a new bathroom in the basement as the plumbing is already there I would include that. That would be my expectation. I have seen Hilary do that for that kind of budget so I don't know what went south in this episode.

Good Bones Season 8 Episode 7 - New Build, New Business - September 26, 2023 I found this a very interesting episode as it featured Tad and his business. Tad has been wearing hoodies and t-shirts since the first episode of season 8 that said "The Hammer". It has been mentioned several times that Tad had branched out and started his own business doing construction projects. ( thehammercc.com/) Even in the opening intro of Good Bones is states that "Big Changes" are coming. Then Mina announced that season 8 would be the last of Good Bones. I am saddened as I really enjoy this show partly because of the family vibe and the mother daughter team. Why is it that on the episode where Tad's business venture is introduced, note they did not say the company name in any shape or form, that Tad and Austin's hoodies have black patches covering up The Hammer logo? Even Cory is branching out and bought a house and is fixing it up. Note that Tad and Karen (Mina's mom) have a very good relationship as do Cory and Karen. I hope the difficulties Mina has with her mom do not tear these other relationships apart. It did seem as if the show is setting up Tad and maybe Karen for a spin off show. Just saying. As for Tad designing his client Pat's bathroom and picking out the materials. I am sure MJ helped. Tad is not stupid I am sure he has staff or friends that helped. However a bathroom is not rocket science given the space and where the plumbing is and what the current trends are for bathrooms. Tad also had some very good examples in the last past 8 plus years he has worked for Mina and Karen.
The House:
Absolutely luv'ed the backsplash tile they used in the kitchen. Also liked that they tiled all the way to the ceiling. That was such a standout feature for the home.
The color palette is a subdued white, wood tones, with some light grey and brown. It would have been nice if there was a slight touch of color.
I do wish the Two Chicks and a Hammer website showed the rooms upstairs and some of the bathrooms and the backyard and garage.
First home in a long time they did not put up a fence.

I read that Mina and her husband just bought a lake house they're going to renovate for themselves...maybe that will be a spinoff? Who knows with all this drama.

No Demo Reno - that huge Tudor may be one of my favorite houses she's done. Just gorgeous. And it helped that the homeowners didn't want to UN-Tudor it.

Good Bones Season 8 Episode 7 - New Build, New Business - September 26, 2023 I found this a very interesting episode as it featured Tad and his business. Tad has been wearing hoodies and t-shirts since the first episode of season 8 that said "The Hammer". It has been mentioned several times that Tad had branched out and started his own business doing construction projects. ( thehammercc.com/) Even in the opening intro of Good Bones is states that "Big Changes" are coming. Then Mina announced that season 8 would be the last of Good Bones. I am saddened as I really enjoy this show partly because of the family vibe and the mother daughter team. Why is it that on the episode where Tad's business venture is introduced, note they did not say the company name in any shape or form, that Tad and Austin's hoodies have black patches covering up The Hammer logo? Even Cory is branching out and bought a house and is fixing it up. Note that Tad and Karen (Mina's mom) have a very good relationship as do Cory and Karen. Now I'm wondering if Mina and Tad have always had a contentious relationship, and Karen wanting to include him more in the show caused an even bigger rift between Mom and daughter? When they first started Good Bones it was just the two of them but somewhere around Season 3 or 4 we started to get Tad and Friends and over the seasons he's been more visible on the show.
