Good Bones Season 4 Episode 7 Battle of the Two Chicks July 2, 2019 Another East Street house, their fourth renovation on that street. What was interesting and the question not really answered is how large are these homes because on the initial stats Mina said the homes are 2500 sq ft each for a total of 5000 sq ft and yet when presenting to the real estate agents she stated that each home is just under 2000 sq ft. So does the footage include the garage and then not? My impression of the homes was that the living room/dining room/kitchen area on both homes looked very small and cramped to the point I was thinking this looks like one of their 1200 sq ft homes not 2500 sq ft. I luv'ed what the ladies did for the front facade. Looks fantastic. Like that they do landscaping but keep it small and simple, what is needed in a city neighborhood. While I like the ladies combined style I was not that impressed with the separate styles. Mina's rooms looked too girly, like a five year old did it. Karen's style was too big for both the master bedroom and living room. Have I mentioned that the rooms looked small in both houses? Luv'ed the subway tile both ladies used. Both tiles had an embossed pattern on them and looked great. Mina's subway tile in the master bathroom shower surround was gorgeous as was Karen's subway tile backsplash in the kitchen. Luv'ed the smaller open shelves in Karen's kitchen. It broke up that wall which would have looked too dark and heavy if it was all cabinets. Renovation Stats: Purchase Price | $140,000 | Renovation Cost | $350,000+ | Total Investment | $500,000 | Sale Price | 2 x $345,000 | Total Sale Price | $690,000 | Potential Profit | $190,000 | Actual Reno Cost | $360,000 | Actual Sale Price | 2 x $300,000 | Actual List Price | $600,000 | Potential Profit | $100,00 |
PS: just found the listing on Realtor www.realtor.com/realestateandhomes-detail/1458-S-East-St_Indianapolis_IN_46225_M43434-74435#photo18. Poor ladies it has been on the market for 132 days. And is listed at $275,000.

Aw, so much for the great profit on that duplex. It was a bit girly for my taste, but it was still a pretty home. I see these ugly, cookie cutter houses builders keep slapping up around here go for that price or better. I hope they sell it soon.

I am thinking that one side of the townhouse was sold and they are trying to sell the other.

Boise Boys - season 2, episode 7 - Due for a Raze - July 6, 2019 This house is a desirable area called the East End, build in 1946, 3 bedrooms and 1 bath. From the floor plan they showed this home was originally a 2 bedroom, 1 bath and they put in a bedroom in the basement and are calling it 2000 sq ft instead of 1000 sq ft and a finished or partially finished basement. There is a garage in the back. This is the first time we have seen the boys do a complete tear down. Original Stats: List Price | $280,000 | Renovation Cost | $160,000 | Total Investment | $440,000 | Sales Price | $500,000 | Potential Profit | $60,000 |
The comps in the neighborhood had gone up after they bought the house so they could afford to expand the footprint as wall as put on a second story. The new house was 3500 sq ft with 3 bedrooms and 2.5 baths. However I thought it kind of strange that a 3500 sq ft home would only have 3 bedrooms and actually did not look that big. I did like the color palette of grey siding, white trim, and black windows for the facade, it is very classic. The interior of white walls with feature walls of wall paper looked really good. Liked the white oak floors, the blue grey kitchen cabinets, marble looking counters, white back splash, and wood hood vent looked fabulous. Simple yet elegant. Luv'ed the second floor family room with all that storage. Revised Budget: List Price | $280,000 | Renovation Cost | $480,000 | Total Investment | $760,000 | Sale Price | $950,000 | Potential Profit | $190,000 |
Their friend Joanna put in a full price offer. When she brought her kids over there were 3 and only 3 bedrooms in the house so two of them will share?

This was the second time they've done a teardown; the first one being the house that eventually became the one that Luke bought for himself and his family in Season 1. I think I prefer it when they do teardowns because it gives them a clean slate to build with, and they do a beautiful job with new builds. The house was so clean and airy, and the second floor had a marvelous spot where you could cosy up and read a book. Absolutely loved the colored kitchen. And as usual, their staging is top-notch.
Every year their studio has a sale to get rid of older staging items so they can source new ones for their houses. This year Clint filmed the line waiting to get into the warehouse for Instagram and it easily spread out over a block long! I don't blame them, as both Luke and Clint have a great eye for finding/or making the right items for a house.

I would have loved to see the basement as it had the same square footage as the original house. Could it have been made into a rec room or something where a family could spread out?

They could also have raised the foundation a bit to give the basement a little bit of extra headroom also. A house that big I couldn't see them not finishing a basement and putting in a rec room, storage, and a bedroom, and bathroom. What is strange is that episode 8 is not on my DVR queue. What the heck is HGTV doing with this show? There are so many endless repeats of Fixer Upper and Love It of List It, that they can't spare one hour to air this show during the week during summer?

It is pretty obvious Clint is only there for muscle support, transport, and possibly his wallet when they go shopping.

Wow. Eleven sites shut down! They really pissed someone off! How do they think they can get away without doing final inspections or getting building permits?

And that was AFTER they were told that they were being watched. Unpermitted work, unlicensed workers, work not done to code, no final inspections, pissed off neighbors - looks like there won't be a season two. What a couple of dummies.
If they lose their contractor's licenses and can't pull permits for a year, that's going to hurt.

Good Bones last night - what a cute house. I wasn't a fan of the cabinet color until the whole thing was done, then I thought it looked great. As always, nice tile, pretty bathrooms. The sueded granite looked good, I'm tired of seeing the same boring polished granites around here. I like that they bought several houses on that street, so they'll be setting their own comps for the future.

Their cocky attitudes finally got them in trouble it looks like. Gonna cost them lots of money to finish these if they get to. Good Bones. I didn't like the cabinet color after it was finished. I think had they went with a softer gray green it would have been better. I would think that color they painted it would affect resale later.

Remember the episode where they had the guy take like $6500 to do work that he didn't finish and so Victoria fired him and then he came back to the job site saying "Give me the rest of my money or I'll call the city on you?" Apparently they've been cutting corners for a while, which is a shame because their properties really looked good.

Welp this time apparently it has cost her I would say. Can you imagine the extent of the loss they will suffer if they can't finish those projects. Guess they better get them a second job.

Apparently they've been cutting corners for a while, which is a shame because their properties really looked good. Well, that is not a good example as the worker was paid and did not do the work. The worker was trying to blackmail or extort them for even more money. The flip shows are scripted a bit in regarding the sales as folks have posted that the Flip or Flop Atlanta folks claimed to have sold a home and months later it is on Zillow. The filming crew has a deadline to meet and they can't afford to wait for a home to sell. Hey, it's TV. There are two sides to this story, if you include Donavan, that would be three sides. I also do think that folks see a camera, folks on TV they automatically think MONEY and everyone wants to get a piece. Gosh it is all Allison ever talks about. It does not help the show claims they are making at least a $200,000 profit on each home they flip. Neighbors complain. Boy do they complain. But when its something they do and they get the complains how dare anyone complain about them. The newspapers also scent blood and they go in for the kill. There is probably shade on both the neighbors, the developers, and the news media.

Good Bones:
First House on the Block Good Bones Season 4
Mina and Karen renovate the first of several houses they purchased on Talbott Street in Indianapolis
It looks like they made money on this house as they got their asking price right away. I didn't like the green cabinets but can see how they would wow people who love a color like that. I guess they could be repainted if they get tired of the color although it would be tougher to do with a fully installed kitchen.
I wish they would have considered moving the master bedroom/bathroom downstairs where the two bedrooms were? I guess the layout of the two bedrooms would not easily make one big space but it would have been interesting to see what they could do to move the bathroom and use that space as a part of the kitchen or something. Maybe two bedrooms plus a bathroom upstairs would have been too small?
What I didn't like about the master was that there was no door? I think I saw that the stairs just led up to an open master. Also, if I had a young family I wouldn't want to put the children downstairs especially in a room that has a door out to the front porch? But it could be a good office space or studio.

I didn't like the dark green cabinetry at all. I'm not averse to color other than white or wood stained, but definitely not that shade of green. I don't really like green much, anyway. Nobody commented on the macramé hanging with the fish bowl. I didn't care for that or the niches, either. We had niches in our stairwell and we paneled over them. The kids were constantly bumping into them and knocking stuff over. I could just see that poor little fishy knocked off the niche and flopping all over the stairs. I don't mind niches but I don't think a stairwell is a great place for one. Too bad about the young couple who waited on making an offer. The wife seemed to really like the green cabinetry as it was her favorite color. You snooze, you lose, in the real estate game, especially in a hot market. Not sure about that area, though.

That was atrocious. Karen was way out on a limb with that one and how were the fish going to live in them long term. I could take or leave the niches. My opinion again but that green was ugly. To me they would be a pain in the rear to paint a different color.

It reminded me of another thing I wanted to say. I know I have said this before but why oh why do Karen and Mina double stack the cabinets like that? I really don't like that look. Just put the extra tall cabinets up to the ceiling without a soffit. Soffits used to be in fashion and I know they no longer are. I'm short so super tall cabinets to the ceiling wouldn't help me anyway but I hate the look of the double stacked cabinets.

I like the green as well. One of the reasons why I prefer watching Good Bones (and Boise Boys and Hometown) is because they're not afraid of using color in a kitchen. It might be good for resale, but I despise all-white kitchens.

It might be good for resale, but I despise all-white kitchens. While I have always liked white kitchens, I am now really learning to luv a bit of color in the kitchen. It makes sense to have a darker cabinet on the bottom and a lighter cabinet on top. I find that I like a lot of texture, and pattern but in a relatively neutral color. I luv color but am afraid to commit to it in a kitchen but think that I could add pops of color through accessories. I actually do like some types of matte black cabinets. It really does depend on how you put a kitchen together and what kind of light the room gets during the day. I never really liked the expresso colored cabinets that used to be so popular, I mean it is BROWN. I am kinda rambling but I watch these shows to get ideas on how to reno my builder grade kitchen with original finishes that are simply falling apart. My laminate counters have edges that have simply fallen off because the glue doesn't hold it anymore. My vinyl floor has ruts and pits in it and the edges have been coming up in places for years. At times I just want to scream at the folks on House Hunters and other shows who want to gut perfectly good kitchens because they don't like the color of the cabinets. A really good refinishing company can change the color of the cabinets and put on new doors and viola you have a new kitchen.

Yeah, I've seen a lot of white kitchens having either a multicolor theme or single, solid colors in accessories and it has looked really cute. I was mainly talking about kitchens with all-white everything.
Also, if you're looking for more design ideas the website Apartment Therapy has tons of good ideas, especially for smaller spaces.

Anybody watch Property Brothers Forever Home? This week they did their brother JD and his fiancee's house. It was so sweet at the reveal, JD started crying and Drew and Jonathan cried too. JD was pretty sick for awhile and they couldn't figure out what it was. Finally figured out from a new Doctor that he had some kind of infection. Crazy that an infection can just hang out in your body like that.
