They better lower that house to about 800K and hope to sell it at that. That would still be a nice profit. Sounds like they are banking on the Gaines name to sell it.

The value of around 600K that Chip put on it is still toward the high end based on the going amount per square foot. And anyone paying a lot more than market value just because it's a Fixer Upper house won't get that money back. The further away it gets from the show being on, the less that means. I realize the Gaineses still have a brand that people love and their new network will keep their name out there, but the longer it's been since the episode with that reno aired, the less special the house is as a Fixer Upper house.

I don't even remember that reno. Had it been a new build they might have gotten near that asking price but also does the neighborhood have comps in that price range. Also demand has another thing to do with. California has demand but not sure Waco does.

nennie , it was this weird one where you enter onto a walkway overlooking a living area with a ceiling a couple of stories high. (Definitely not a floorplan that would appeal to many, since you have to go up or down to get to the main living areas. I think there is a kitchen/dining area off to one side and maybe a bedroom or something on the other, but the main living areas are on other floors.) They lightened up the look and modernized it by putting metal and wire railings instead of the wood, exposing brick, etc. It looks much better, but it's still multi-level living where you have to navigate many stairs during the course of a day. It's a beautiful home, but I just think that the layout might not appeal to quite a few people.

I am enjoying Lakefront Bargain House Renovation, wow the titles on HGTV can be so long. I do like that in other parts of the country I am not hearing the place needs a complete gut. I am amazed how far $35,000 can go in parts of the country. That and the couple has friends and family helping. The one I watched this weekend did a partial basement finish. All they did was paint all the many different kinds of walls with white paint, the ceiling rafters/floor joists black, added carpet and POW your basement has a entertainment center. Well, the drop down screen helped of course. That was the one on Lake Michigan, in Racine, Wisconsin from what I remember. I was blown away with the $35,000 budget, even knowing that the husband did this for a living. I know that there are all kinds of trade discounts for contractors, and such, but they gutted 2 entire bathrooms and a kitchen as well as the partial basement finish, not to mention all the other rooms that they spruced up. Seriously, how is that even possible with friends and family helping? How can 35K stretch that far. Mindblown!!!

Seriously, how is that even possible with friends and family helping? How can 35K stretch that far. Mindblown!!! I was shocked too at what they did for $35,000. They painted the outside of the house and garage themselves. They only partially redid the roof and did not strip the old layer off. They primed and painted the wood paneling and refinished the floors. So that was not that expensive. I noticed they did not use the most expensive finishes. They did not move any walls. They did not move any plumbing. They didn't really update the electrical. The basement upgrade was paint, put some bamboo panels on the walls and carpet. In one sense I wish they had done more. I am not dissing what they did. But they were very fortunate to have all the help they did, and building/flipping experience. I think also they wanted a comfortable house for themselves and it didn't have to be high end, open concept. It is nice to see in other parts of the country you can have a nice house and it doesn't have to be crazy expensive.

Some of the Fixer Upper client families are so greedy! They put $580,000 into it, and Chip estimated the new value at $596,000. This was in 2015. A year ago (summer of 2018, so three years later), they tried to sell it for $1.5 million!!? That's almost 3x the value from three years before. Pretty sure home values in Waco are not going up 33% per year. What wienies! They put it back on the market about four months ago for $51,000 less than before (which is nothing), and it's still not selling. (What a surprise! LOL) They need a serious reality check. It's a beautiful home, but not many people are going to want to deal with all those stairs, even if it is a Fixer Upper home. And it's just not worth what they are asking. No one is going to pay almost twice its value. Chip and Joanna Gaines' 'Faceless Bunker' Home Featured on 'Fixer Upper' Still on Sale a Year Later
here's an article from realtor.com from when it first went on the market last year. It talks about real estate prices in Waco and questions whether the elevated price per square foot is worth it. "This four-bedroom, 3.5-bath house measures 4,113 square feet, which works out to $280 per square foot. The median price per square foot of a home in the area is currently a budget-friendly $112—way less than half of the price of this Magnolia-renovated beauty. Gaines premium pricing, anyone?" www.realtor.com/news/unique-homes/faceless-bunker-fixer-upper-for-sale (If the link doesn't work, cut and paste it into the URL space on a new page. It really is the right address and does normally work.) I remember that house. I thought it was nice, not 1.5 million nice, though.

Okay, I did NOT like the house on Good Bones last night. Well, not really the house - it was all that stupid shiplap. I like shiplap fine as an accent, or maybe in a room or two, but all over the flippin' house? Nooo. It was too much. And I would never want it as a kitchen backsplash, I can see myself digging splattered food out of the cracks.
The outside and porch were cute, and I liked the staging...but all I could see was white shiplap everywhere.

^^^ This remodel wasn't my favorite. I can see the shiplap backsplash getting dirty and not being able to get it clean. Yuck

Good Bones Season 4 Episode 4 - Shiplap Surprise in Fountain Square - June 11, 2019 Yes, there is such a thing as too much shiplap. I know homes used to be build of shiplap but it was simply too much. I also don't understand why they didn't remove the chimney as I didn't see a working fireplace in the house and they normally take them down, and it would have opened up the living room quite a bit. For such a small space I wondered why they bothered putting in a master bedroom at all or because of the purchase price of the home they had no choice. I do wish we had been shown the master bathroom and the backyard after the renovation. The master bedroom did seem rather snug. Having a garage on the property was an added value and it looked large enough for a car and a workshop or extra storage. I did like the little powder room they put under the stairs but in Indianapolis were they do have a pretty severe winter it seemed a weird trade off losing a coat closet. Luv'ed the one bigger upstairs bedroom. I could see using that as a master just for the space. While I luv'ed the staging of the home, and that the ladies were making smart design choices with materials, I felt rather claustrophobic touring the downstairs. It felt too small but 1100 sq ft can be spacious for a apartment/condo/small home. I do think because of the budget, they were restricted from tearing down walls and moving the staircase or adding extra sq footage. I know if this had been one of their $4,000 homes they would have put an addition on the back giving the house a larger master bedroom and a loft/flexi-space on the second floor. The Fletcher House - 1100 sq ft Bought House | $100,000 | Original Budget | $100,000 | Original List Price | $260,000 | Potential Profit | $60,000 | Actual Budget | $110,000 | Actual List Price | $260,000 | Potential Profit | $50,000 |

Any opinions of the show "Christina on the Coast"?
I have watched a bit of it and one thing for sure.... I miss Tarek. He always seemed to be the worker, who wanted to get the house done, make a profit and move on. Christina, on the other hand, never seemed to be a true decorator/designer. It felt like she just purchased the latest issues of Contemporary Living, Mountain Living, and Architectural Digest to see what was "trendy", and went from there. Plus, the wardrobe! Perfectly store-ripped jeans, super high heels, dragon lady fingernails, newly coiffed hair and way too-much makeup. When she would start tiling in that get-up, it made my eyes rolls. So set up and phony.
So tonight on the new show, we had hear how tough it is for her while she is in the rental, so she has a "sparring coach" come the to remodel to get her work out done. Ugh; spare me please. Why do show directors think we ever want to watch this kind of stuff? All I want to see is the house. Not the kids, not what they do on the weekend, not the jet ski rides, or anything other than.... working on the remodel.
Anyway, not sure I can stomach another episode. I love the reveals on these shows, but "Christina on the Coast" just might be too difficult to sit through to get the the reveal.

I watched the Christina on the Coast episode where the couple was renovating their home but asked Christina to come in and do their master.
When I saw the sample tiles for the bathroom I almost gagged they looked so bad and fugly. I must admit the wall tile looked better on the wall but the floor tile? They needed a designer to pick out plain grey tile that looks like concrete? The bedroom and bathroom where better than I expected but they paid $46,000 for that? I don't get it. It is not a high design look. There is some spark missing. The couple did a great job by themselves on the lower floor why did they need Christina. It just comes across as very blatant scripting and story manipulation.

I did like that wall it broke up the huge white space. Wonder if they got advertising for their store is why they used her. I still don't think this show will last.

There are some positive reviews with folks who love Christina, love her designs, love her story, and how brave and strong she is for going through a divorce etc ...

There is something weird going with Boise Boys. They were scheduled for 13 episodes, but went on hiatus after the 6th one. Then, Luke went on Instagram to say that they weren't finished filming the rest of the episodes. According to the HGTV schedule Episode 7 is going to air 6/26. However, Episode 8 won't be aired until 7/20! Very strange. If I hear any more news I'll post it.

I'm sick of all the reruns too, although Love It Or List It is one of my favorite shows. But I can only watch the same episodes so many times. Supposedly a new season is coming later in the fall.
I'm also tired of all the "y'all"s on Fixer Upper. But I imagine HGTV is playing the show as much as it can before Chip & Joanna's new network starts up next summer, to keep them in the public's minds.
I haven't really fallen in love with any of the new shows this year -- it always comes down to the personalities of the hosts, and so far none of them have wowed me.

In regards to the Boise Boys, I am at the point who cares when it airs as long as the DVR records it.
Status: Season 2 Episode 1 thru 6 aired from April 24 to May 29. Season 2 Episode 7 is scheduled to air June 26. Season 2 Episode 8 is scheduled to air July 20.
Please just pick a night and cut out a List It or Leave It Episode, this is not rocket science folks.

My absolute LEAST favorite of all the HGTV shows is Love It or List It. I can't stand those two. I used to watch it occasionally just to see if the clients would buy new or keep old. Then I read an article that said that they film the ending both ways and show the ending the producers want. Not always the decision actually made! Now I have no reason to watch. I think the guy (sorry, can't remember his name) is creepy.
