edit: Yes, they did have a huge property in Connecticut but can't get any info on whether or not he still owns it. He definitely kept his NY properties when they moved to LA so he might have sold the Connecticut one.

Last week was kinda boring so I didn't comment but this week was interesting.
Steve: I think it was BS that the building put the other penthouse unit on sale at a cheaper price when most upscale buildings tend to stagger the release of their best units for a feeling of exclusiveness. I don't blame him for being upset.
Ryan: I saw that loft on Nestseekers and it has recently gone under contract so I think it's a case of the right client finding the right property.
Tyler: Poor thing. Once again, we see a realtor get screwed over by a prospective client that is convinced that someone else is going to get them this magical sale price that they refuse to listen to someone with their best interests at heart. That other realtor is going to take their money and that apt is going to sit on the market for a long time.
Frederick: I don't see why his friend thought Frederick was being shady by opening up his own business in L.A. There's plenty of work out there for everyone.

I was hoping he had grown out of that tendency. Tyler: I started to cry when he was talking to that man who had lost his partner. I thought Tyler was perfect and I love how he treats his clients. And I hate when he looses a listing, but I think he lost it when he asked to speak to her parents. Those views are wonderful, but ugh, that area is so busy. But I judge a neighborhood on at least one good bar and one 24-hour bodega, so these apartments aren't really meant for me. I also feel that he is the only broker at Tripplemint that is doing high level sales, I think they are using him to break ground in a new area. It looks like that firm does mostly rentals. Frederick: Ugh. I don't know why his husband wants to move to LA. The art scene in NYC is where it's at. And I like how Derick said that there was more outside space in LA for the kids...but that house looked like it didn't have a lot of outdoor space and those kids will mostly be in a car when they move. You forget how much we walk in NYC. But good for Fredrick to be so accommodating to his husband when clearly he loves NYC. I would have been a lesser person and said 'nope'.

I noticed that too and his constant wanting to upstage Frederick (the disco party at Fs client's place where they both came dressed at John Travolta comes to mind) is really making me not like him. Last season when Steve was having issues with him I thought Steve was the jerk, but now I'm seriously wondering.
Tyler is a sweet honeybee of a man and I love how he genuinely cares for his clients.
I agree with you about NYCs art scene, but L.A. also has a decent scene thanks to art schools like Otis and Art Center, plus I have to admit the weather is a lot better so I can see why it would be a more attractive option. I think he's just burnt out on NY and wants a fresh start for him and the children. Frederick on the other hand loves NY, so I think the decision for him to be bicoastal is a good one. He can afford to go back and forth and have the best of both worlds.

And he can afford a house in CT, and 40k in rent a month. I'm just so biased with my love for NYC I can't wrap my head around moving to LA. Tyler is sweet! And how he called his mom? I love him. And Ryan's 'oh no, I am so nervous, do not look at me or the video I produced' seemed false. I think since I've been seeing that childish side again I'm questioning his authentication.

I believe it was something like 5.75? And you're right about the lack of light; some of the apartments that have windows in the front and rear of the house still have lots of light but this place isn't one of them; it's very dark.

Frederick: I couldn't believe that woman made such a scene at his showing! So glad he called her and her husband out on their BS. Asking for their permission before opening his business is EXACTLY what they wanted, even though they denied it, and threatening to have him blackballed was just beyond. I like the attitude that his other realtor friends had; if someone in your field arrives in your backyard with a good reputation it's like friendly competition to be on that same level.
Ryan: Glad he finally sold that Tribeca loft. Not sure what time they shot this but it's recently gone under contract so either it's taking a super-long time or the deal fell through.
Tyler: Feeling very bad for him, but totally understand why that couple slashed their budget. They should still be reasonable as the quality of properties they will see at 3 million will be a lot different than those at 4 million. The wife's "Oh, you'll find us something equally as good!" was kinda flippant. No, dear...he probably won't; but that's the sacrifice you made. I got the impression that their families were helping them with the purchase and balked at paying 4 million.
Steve: Don't blame him for cutting that contract loose; if the building management doeds one thing shady there's probably more in store. He made the right decision to get out. I'm not going to comment about all the dirt that the internet dug up on his GF and will only say that their discussion about what to name their baby was really cute.

I thought that Ryan's 'icing the kicker' was rude. I hate when people are late and I hate waiting. Did Tyler sell the Central Park South property? Also, I found myself on St. Luke's place this week. OMG, such a pretty street and it's not where I thought it was. I love my internship because I get to explore the West Village on my lunch break and I get to revisit places from my childhood. (I went to grammar school there) When Ryan was showing the Park Avenue apartment, I thought of my mother saying "why would anyone want to live there? No views!"

I don't think Tyler sold that property yet. Last week was when he lost the deal on that property (forgot where it was) because the girl talked to her parents or something and they decided to go with a realtor who said that he could sell their property for top dollar (but basically just told them what they wanted to hear and took their money) and this week was with the couple who were buying who dropped their budget from 4 million to three.
I think I missed the "icing the kicker" mention. What happened?

Well damn. Tyler's clients played hardball (asking for 500k off the purchase price of that apartment) and for once it paid off. It also helped that the sellers were extremely motivated.
Frederick was a mess at the open house of that beautiful apartment. Tyler's client had the money, she just didn't want to spend it on a 2 bedroom with small closets. She did like the rest of the apartment but his attitude would have put me off completely.
I couldn't understand who Luiz didn't want to work for; was it Ryan or Ryan's client? Both of them were rude, and that client (from the clips we saw) was a nightmare. I would have told Ryan no and kept it moving.

Pretty sure it was the client. Luis had worked for him in a previous season and he had treated Luis really badly-- like they showed-- calling him "Little Ricky" (like Ricky Ricardo) all the time-- and being gnerally sort of racist and disrespetfuk-- running him around, like asking him to pick up laundry etc. He was a "big shot" developer and knew that Luis really was hoping to work with him in the future --so he used it as an opportunity to insult Luis and make him jump through obvious hoops-- all the while holding it over his head that Luis needed him more than he needed Luis. He acted like it was all a huge joke-- which it clearly wasn't.

I was really impressed with the way Luis handled that situation. I loved that he took an attitude that if he was a part of the listing great, but if he wasn't it was no great loss. It was refreshing to see that side of him that could set boundaries with the obnoxious client, and hold him to them.

It feels like the only reason they brought him back this time was to have the ending with all the new fathers. If I remember right, he wasn't in all the episodes, and a couple he was in were only to recap what was happening in his life - not to participate in any real estate work. Did we see him do any more with real estate aside from the one episode where he teamed with his former assistant, and the one that he was brought in to team with Ryan for? I feel bad for his former assistant in the whole thing ... unless she was told that he was coming on temporarily for show purposes and knew all along that it was temporary. If she truly adjusted the way she does business to partner with him again only for him to take off again, she has every right to be pissed! He's basically now told all of New York that if he returns not to invest in him, because it'll only be temporary

Agreed. I have a complicated relationship with Luis. I really like that he was open about his mental health, but I find him a little fake. Also, working with him would drive me crazy! He is so flighty!
Ramona was pure Ramona. I wonder why they didn't invite Sonja - she lives on that block. Or me. I live close by too! But I guess they wanted to have more socialites than social workers (see what I did there?)
I was so enjoying this show! Love seeing all the apartments in NYC. I can't wait for next season, there is so much luxury inventory that I feel it will be interesting to see a little more on what is going on. (Meanwhile, normal people and low-income people are still struggling to find affordable housing).

I finally watched this episode and I understand why I put it off; I can't stand Ramona and she was in the first half, being nasty and negative as usual. It was good of Luis to steer her away from the others as misery is contagious.
Hurray for Tyler scoring his first 10+ million coop, and Frederick getting that penthouse by showing initiative!
I honestly think that Luis coming back was a one-off to begin with and that he discussed it with his partners/assistants/the show beforehand. He was very popular on the show and I can see him coming back for a year to make some money before going to Puerto Rico with his family.

From what I've seen he absolutely adores the baby. He and the mom are not together but they are close and co-parent well; they decided to go to Puerto Rico with the baby for a year together after visiting. I'm a firm believer in the healing attributes of certain environments (I feel that way about Berlin for myself) and he just seemed more...together in PR in a way that he wasn't in Paris.

Re: Frederic in LA - The couple brokers at the open house were/are very good friends with Frederic and his family. The husband was upset because Frederic hadn't called him about the move before it happened and into his agency. The wife was sticking up for her hurt husband. Frederic and the male broker made up with a sloppy hug in the office later on.
